Question: What happens if the appraised value on a purchase comes in under the contract price?

This is very common in our present market. Due to declining values around the Sacramento County, values have come in low on purchase transactions. The lender will only lend on the PURCHASE PRICE or the APPRAISED VALUE–whichever is the lowest of the two. If the value comes in low, then the borrower has the option of coming in with difference or RE-NEGOTIATE with the seller on a NEW REDUCED price.

How do I hold an open house at one of your properties?

Q: I’m an agent and I want to hold an open house at one of your properties, how do I go about doing that? Do you have any requirements?

A: We welcome all Keller Williams associates to hold an open house at any one of our properties. If you are a Keller Williams associate and have a property in mind that you would like to hold open, contact our office via email at TomDavesOpenHouse@gmail.com and we will be happy to add your reservation to our calendar. After you’ve held your open house we just ask that you send us back the feed back form so we can best market the home and communicate with the sellers.

Quick Tips on how not to “loose” your open house signs in Roseville and other areas:
Real Estate and Open House Signs may be exempt from the permit and fee requirements provided they comply with the following:

  • Freestanding real estate signs may be placed on
  • buildings or property that are for sale or lease.
  • These signs can not exceed 6 sq. ft. in area and 6 ft. in height.
  • Developed or vacant property may display 1 on-site freestanding real estate sign for every 1000 lineal ft. of street frontage, not to exceed 32 sq. ft. in area and 6 ft. in height per sign.
  • Real Estate signs shall be removed upon sale or
  • lease of the property.
  • No more than 5 Open House signs may be displayed and Open House signs may only be shown during the open house and must be removed daily.
  • Real Estate and Open House signs are not permitted on any City property or landscaping, sidewalks, clear vision triangle, or within any right-of-way.

What’s the normal turnaround time to hear back from the banks on our offer?

Q:I submitted an offer on one of your properties but haven’t heard back yet, what is the normal turnaround time to hear back from the banks on our offer?

A: All of our clients have different time tables but the normal turnaround for us to receive a response is between 2-5 days. Depending on how long the property has been on the market, and if there are other offers on the property you may get responses sooner than that or in some cases it may take longer if the bank is holding off to let everyone get their offers in. However your agent will get regular communication from our office of any activity and what the status of your offer is.

How much under/over list price should we be putting in our initial offer?

A good Real Estate Agent should be able to give you an idea of what the other homes in the area are going for, and also be able to make a general guess as to home much the home might appraise for. Never submit a high offer to a bank hoping that once you get accepted if the house doesn’t appraise the bank will give you a price reduction, often times that is not the case and the bank expects you to come up with the money despite your loan restrictions.  Likewise, if you send in a low offer hoping the bank will counter you back to start the haggling process you run the risk of the bank just rejecting the offer and moving on not giving you a chance to negotiate for more.

Why do I need a Buyers Agent to Submit an offer?`

Our banks require that all parties are represented by a licensed real estate agent in order to protect them and the buyer. Licensed agents can guide their clients through the process, paperwork and legal aspects of the transaction. They are also the only ones who can gain access to the homes to show you what you are buying whether it’s the first time or tenth time you want to view the property.
